Live Local Act Services We Handle

Our clients include Coral Rock Development Group and Terra Group, and we bring the same care to a single mid-size building. We cover each step of the exemption: live local act exemption applications, FHFC certification filing, county DR-504AFH filing, resident income verification, annual recertification and ongoing compliance support. You can hire us for one filing or the whole cycle. Either way, you know what is included before any work starts.

    FHFC Certification Filing

We prepare and file your Florida Housing Finance Corporation certification request, the step your Live Local Act tax exemption depends on.

  • DR-504AFH Filing

We prepare your county DR-504AFH return, match it to your FHFC certification and file it with the property appraiser before the March 1 deadline.

  • Annual Recertification

We prepare each year's Live Local Act renewal, from updated rent and income records to the county filing, so your exemption carries forward without a gap.

  • Resident Income Verification

We check each set-aside resident's income against the current limits and build a clean, documented file for every qualifying unit.

  • Ongoing Compliance Support

We track deadlines, rent limits and resident income files all year, so your Live Local exemption stays clean between filings.

What Shapes the Cost of Live Local Act Work

Every property is different, so we price from the actual scope rather than a flat package. Here is what moves the number up or down. Before you commit, we show you how each of these applies to your property.

Your first call gets you a free Live Local review. Once we see your property details, we send a written quote listing each item and fee, and nothing is added without your approval.

Number of qualifying units
More set-aside units mean more resident files to verify and more figures to reconcile on the state and county forms.
Where you are in the process
A first-year property starting from scratch needs more work than one that already holds FHFC certification and only needs the county filing.
Condition of your records
Current rent rolls and complete income documentation keep things quick. Missing tenant certifications or outdated rent schedules take time to rebuild.
Number of parcels or buildings
Properties split across several parcels may need separate filings, each with its own supporting schedule.
Timing against the deadline
Starting well before March 1 gives room to fix gaps calmly. A late start can mean compressed work on our side.
One-time filing or ongoing support
Annual recertification and year-round compliance support are scoped separately, so you only pay for what you choose.

How a Live Local Engagement Runs

Most owners want to know what happens after the first call. Here is the usual order.

  1. 1

    Free review by phone

Tell us about the property, unit count, current rents and who manages it. We give you a straight first read on whether the exemption looks possible.

  2. 2

    Scope and quote

We send a written breakdown of the filings, the documents we need and the fee for each part. You decide, with no pressure, before anything starts.

  3. 3

    Records and income checks

We gather rent rolls and resident income documentation, check them against the income and rent limits, and flag any unit that does not fit.

  4. 4

    State and county filings

We prepare the FHFC certification request, then the DR-504AFH for the county property appraiser, and answer follow-up questions from either office.

  5. 5

    Next year on the calendar

Once the exemption is in place, we set reminders for recertification so the next cycle starts on time.

Why Owners Choose Us

The exemption can be worth a lot, and the paperwork is unforgiving. We keep the process plain, so you always know where your filing stands and what it will cost.

Fees agreed before work starts
Before we begin, you get a scope in writing that lists each filing, each document we need from you and the fee for each piece. If something new comes up, we talk it through and get your okay before doing it.
An honest eligibility answer
Some properties qualify for more units than owners expect, and some do not qualify at all. We tell you which it is, even when the answer means less work for us.
Deadlines on our calendar, not yours
FHFC certification and the March 1 county filing date drive the whole year. We track both and tell you early what we need, so nothing is rushed in the final week of February.
Clean resident files
Income verification is where most exemptions get questioned. We organize each unit's records so the numbers you report to the state and the county match the paperwork behind them.
Meet the way that suits you
We work from our office and by phone or video, so you or your property manager can review documents with us without losing a day on site.

Before You File: Common Questions

Will my building be eligible for the Live Local tax break?
It comes down to a few things: the number of units in the building, how many are leased to residents who fall within the income limits, and whether those rents sit at or below the allowed amounts. Both new construction and older buildings can meet the test. The fastest way to learn where you stand is a free eligibility check by phone, and if the property is not a fit, we will say so.
What is the deadline for filing?
The DR-504AFH application goes to the county property appraiser by March 1, and it needs FHFC certification behind it. That certification takes time, so we suggest starting in the fall of the year before. The earlier we start, the more room there is to fix record gaps.
I missed March 1. Is it too late?
Reach out anyway. We will look at where things stand and give you an honest answer about what can still be done this year and how to be ready for the next filing season.
How do you charge, and will the price change later?
We price each engagement from its scope and set it out in a quote with each item listed. If something outside that scope comes up, such as an extra parcel or rebuilding missing records, we explain it and get your approval first. There are no surprise add-ons on the final bill.
Can you guarantee the exemption will be approved?
No one honestly can, since the decisions belong to FHFC and the county property appraiser. What we can do is prepare complete, accurate filings, catch problems before they are submitted and respond quickly if either office asks questions.
What documents will I need to provide?
Usually a current rent roll, unit mix, resident income documentation and basic ownership and parcel details. We send you a checklist after the first call, so you or your property manager know exactly what to pull together.
Is this a one-time filing?
No. Each year the property needs fresh FHFC certification and a new county application showing the set-aside units still meet the income and rent limits. Our annual recertification service keeps that cycle on schedule, and ongoing compliance support keeps resident files current between filings.

About Our Firm

We are a Live Local Act consulting firm working with multifamily owners and property managers across Pembroke Pines and South Florida. The law opened a real tax savings for buildings that rent units to residents within set income limits, but it also brought state certification, county forms and yearly proof that the units still qualify.

Our job is to take that load off your desk. We explain what each step requires in plain language, show you our fees up front, and keep you updated as filings move through the Florida Housing Finance Corporation and the property appraiser's office.
