Live Local Act Filing Help Around Pembroke Pines
From the first eligibility check through the county filing, we handle the paperwork that lets a qualifying multifamily building receive the Live Local Act tax break. You get a written quote first. It lists the scope and every factor behind the fee, and it doesn't grow once we begin.

Where our clients' properties are
Most of our clients own multifamily properties in Pembroke Pines and the Broward towns around it, including Miramar, Davie, Cooper City, Southwest Ranches, Plantation and Weston. We also help owners just south of the county line in Miami Gardens, Miami Lakes, Country Club and Palm Springs North. The work happens at our office or by phone and video, so the location of your property doesn't change how quickly we can begin.
Each county's property appraiser runs its own review. That matters if your portfolio crosses the line between Broward and Miami-Dade. We keep every property's paperwork separate and track each one against the right office's requirements. Your written quote shows how many filings are included and what each one covers.

What's the same across the area, and what isn't
Two counties, two appraisers
Properties in Pembroke Pines, Miramar, Weston and the other Broward towns file with the Broward County Property Appraiser. Miami Gardens, Miami Lakes, Country Club and Palm Springs North file in Miami-Dade. The DR-504AFH is a state form, but each office reviews it its own way and may ask different follow-up questions. We prepare your packet with the right office in mind.
The filing calendar
Florida ties exemption status to January 1 and sets a March 1 deadline for applications. The certification from the Florida Housing Finance Corporation has to come first, so late winter gets busy. Calling in the fall gives us time to gather rent rolls and income records without rushing.
Property size and set-aside units
The exemption depends on how many units a property has, how many are set aside and at what income level, and the rents charged on those units. Older garden-style complexes and newer mid-rise buildings across the metro can both qualify. We check your actual unit mix before saying whether filing makes sense.
Recertification every year
Approval doesn't carry forward on its own. Every year the property has to show it still meets the set-aside and rent limits. Through our annual recertification and ongoing compliance support, we track resident income verification throughout the year, so the next filing season starts with your records already in order.

Find out where your property stands
Tell us the address, the unit count and how your rents are set up. We'll give you a free eligibility check and explain in plain terms whether the exemption is likely to apply. If it is, a written quote follows before any work begins.
