Terms and Conditions
Using This Website
This website belongs to Live Local Act Consultant Pembroke Pines, a consulting firm serving property owners and developers in Pembroke Pines, FL and the surrounding area. By reading these pages, you agree to the terms below. If you do not agree, please stop using the site.
We may update these terms from time to time. The version posted here is the one that applies when you visit.
General Information Only
Our pages explain Live Local Act exemptions, FHFC certification, county DR-504AFH filings and related compliance work in general terms. That information is meant to help you understand the process. It is not professional advice for your specific situation, and reading it does not create a client relationship.
Rules, forms and deadlines can change, and every property is different. Please speak with us, and with your own attorney or other advisors where needed, before acting on anything you read here.
No Promised Outcomes
Exemption approvals and certifications are decided by government bodies such as the Florida Housing Finance Corporation and the county property appraiser, not by us. We cannot promise that any application will be approved or that any specific savings will result. A free savings estimate or eligibility check gives you our honest read of where you stand, nothing more.
How Work Begins
The phone is the only way to reach us, at (954) 289-9112. A first call can lead to a free Live Local review of your property. If you decide to move ahead, we explain the scope and the factors that affect the fee in a written quote before any paid work starts. Separate written terms in that quote govern the engagement.
What You Share With Us
When you call, you choose what to tell us about your property, rents and residents. Please share accurate information, since filings depend on it. How we treat that information is described in our Privacy Policy.
Site Content and Accuracy
The text on this site belongs to us. You are welcome to read it, print a page for your own reference or share it with a colleague, but please do not copy it for commercial use. We work to keep the content current, yet it may contain errors or gaps, and we provide it as is.
Limits of Responsibility and Governing Law
To the extent the law allows, we are not responsible for losses that come from relying on this website alone or from short interruptions in its availability. These terms are governed by the laws of the State of Florida. If you have a question about any of them, give us a call and we will talk it through with you.
